It felt like home when interior designer Ellen Kavanaugh first set eyes on this run-of-the-mill ranch in Wellington, Florida. She and husband Chip Valle of Island Construction are always on the hunt for fixer-uppers and found the ideal project in the even proportions and bungalow-style architecture of this house that's just under 2,500 square feet. But it was more than good bones that hooked Kavanaugh. The Old Florida charmer was remarkably similar to her childhood home, lending an instant air of nostalgia to the restoration the couple was about to begin. They were under no illusions: Compromises would have to be made to work within the original footprint. But with a fresh coat of Benjamin Moore Simply White (OC-117), which Kavanaugh deems "the perfect shade of white," on nearly every wall, the place was primed for her signature take on color. From there, she injected statement-making hues and meaningful design elements to create a space that's cheery, comfortable, and filled with memories. "There's no particular style. It's family heirlooms, the combination of the old and new," she says. "I wanted the house to feel warm and just kept coming back to holding onto this traditional look—and I'm glad I did."

The exterior, painted in Benjamin Moore Sheer Pink (894, cut 50%), was given a toned-down twist when Kavanaugh finished the shutters in a black-green powder coat.

Revamp Floor To Ceiling

Kavanaugh was eager to do away with the popcorn ceilings found throughout the house, but the entry needed something special. She defined the space with a clear cypress ceiling with a limewash finish, a gift from her father who owns Florida Cypress Wood Products.

Celebrate Old-School Charm

"We were thinking about opening up all the walls and realized we kind of liked the separate living room," says Kavanaugh. They kept the walls intact and let the playful sofa (upholstered in Michael Szell for Christopher Farr Cloth Peonies in Hot Pink) and Paul T. Frankl rattan chairs do the heavy lifting. "I wanted the area to just seem collected with no specific style," she says. Feeling nostalgic for a time when gathering for dinner was a daily occasion and cocktail hour was a given, they decided to keep the space electronics free. "When we're in the living room, we're going to have a conversation and focus on each other," says Kavanaugh.

Treasure The Details

The dining room, which opens into the living room, needed to play off the pink tones of the sitting area. They added ceiling beams for architectural interest and scoured eBay for antique chairs that they painted chalk white for what she calls "a cheap and cheerful dining-chair solution." But if you ask Kavanaugh, the real star of the space might be the silver candelabra from their wedding. "I use that even if we're just having a casual dinner," she says.

Embrace Creative Solutions

Working within the kitchen's small space required a total reimagining. They chose a Sub-Zero refrigerator column and skipped the freezer but went for the 48-inch Wolf range (no need for a vent hood thanks to an adjacent wall of sliding doors). The mix of flat-front and Shaker-style panel drawers and doors keeps the room classic and clean while two sets of open mahogany shelves deliver custom furniture-like details above.

Open For The Season

With Wellington's average highs hovering in the upper 70s through the winter, taking advantage of the mild weather with a wall of sliding doors leading to the pool and patio was a simple choice. During the warmer months, they crank up the exterior ceiling fans and continue soaking up the sun and fresh air. "It just provides a casual ease of living," says Kavanaugh.

Keep It Real And Relaxed

What was once a dark and dated family room was refreshed with a coat of paint (Simply White on the walls and stone fireplace and Super White, PM-1, on the ceiling, both by Benjamin Moore). The space's blank canvas allows Kavanaugh to swap out accessories on a whim, including the dark blue rug that's optimal for hiding muddy paw prints left behind by the couple's two dogs, Sunny Bear and Trooper. "It's good to be practical; that way, you can just live in your home and not have to worry about it," she advises.

Welcome A Second Act

Kavanaugh was set on turning the laundry room into a mudroom but knew it would come with a few concessions. "When you're renovating, you're not creating a new house," she explains. "You have to be able to compromise." Once the appliances were relocated to the garage, she doused the space in a bold and easy-to-clean satin paint (Benjamin Moore Garden Cucumber, 644) and floral wallpaper (Rebecca Atwood Blooms in Soft Green) with a vintage-inspired hexagon tile underfoot. The new space acts as a hybrid, featuring everything from a morning coffee bar to a pullout drawer for dog food and a sink for arranging flowers.

Play Up The Blues

"I'll admit it: I've always wanted a canopy bed," says Kavanaugh. To her relief, Valle was on board. She kept the walls the same Simply White found throughout the rest of the house but painted the ceiling a pale blue—Benjamin Moore Breath of Fresh Air (806, cut 75%).

Strike A Soothing Balance

Antique mirrors from Kofski Estate Sales were hung above a set of upholstered twin beds. Kavanaugh crowned the room with the same limewashed cedar ceiling found in the entry to tie the spaces together.

Pair Pretty With Practical

Loving the look of chinoiserie in a powder bath, Kavanaugh opted for wallpaper panels that appear hand-painted but were much more budget-friendly. The ceiling's cool tone (Benjamin Moore Blue Allure, 771) subtly highlights the Maysong Spring design by The Mural Source.

A proposed rezoning of part of the Equestrian Preserve in Wellington passed its first major hurdle and now a final vote on the proposal is imminent.

The Wellington village manager says after last night’s three votes by the council, on the third consecutive night of public meetings with dozens of speakers, there could be a final vote to rezone part of the Equestrian Preserve as early as January.

On Thursday night, the Wellington Village Council ruled in favor of advancing the proposal to change part of the Equestrian Preserve to residential units and other amenities. The proposal includes converting a 96-acre parcel on the north side of the preserve from equestrian to residential and changing the south parcel (about 120 acres) from residential and commercial into equestrian.

Speakers on both sides of the issue spoke in the public meetings ahead of the votes.

"Wellington has a gem, and it’s being threatened, and that gem is the equestrian community," said Tom Shepherd, who lives in Wellington. "So we have a lot of uncontrolled growth here in Palm Beach County and South Florida, but we have this gem that’s been a light for decades here. We don’t need to change that gem for the sake of growth."

“Throughout this process, the applicant has consistently demonstrated a willingness to listen and adapt their plans based on community feedback,” said Tristan Nunez of Wellington.

The property owners, Wellington Lifestyle Partners, say they’ve changed their plans several times to accommodate the public and village staff’s wishes to keep Wellington an equestrian community, and that’s why the plans now include adding equestrian spaces.

"Throughout this process, we have met with anyone who wanted to meet. We have listened, we have learned, and consequently, we have modified our application plans and approach,” said Doug McMahon, CEO of Wellington Lifestyle Partners.

Some residents say they’ve taken notice of Wellington Lifestyle Partners’ ability to compromise.

"They’re working with us. They really do want us to have a home for dressage,” said Ashley Holzer of Wellington.

Village leaders say a final vote on the proposal could be held early next year.

The village manager shared this on Friday.

"People have differing opinions on projects as they come through the process but understand that our elected officials are considering everyone’s input and making those decisions based on that input,” said Jim Barnes, village manager of Wellington.

If this proposal is approved, the property owners have committed not to build any residential units until the new dressage showground facilities have been built.

WELLINGTON, Fla. (CBS12) — 'The Wellington' is one step closer to becoming a reality, after Wellington Village leaders voted in favor of the project during its first reading Thursday night.

Equestrians and non-equestrians alike filled chamber seats for a third and final meeting this week to discuss a set of massive development projects known as The Wellington North and South.

“Whether you’re for it or against it, it will affect how the rest of the community continues to exist going forward,” Wellington Village Manager Jim Barnes said.

There are two projects being considered at the same time, but the proposal is what some would describe as a give and take.

Entrepreneur Mark Bellissimo with Wellington Lifestyle Partners is looking at building two luxurious residential golf course communities on South Shore Boulevard, one north of Pierson Road and one south. But to do that, it calls for removing 96 acres from the protected equestrian preserve and changing permitted land use areas on both properties.

In return for village approval, the applicant promises to donate a 50-acre park, and before anything else, they would build new and improved horse showgrounds.

“It hasn’t been approved yet but there’s still a requirement that they build the expansion to the showgrounds prior to starting any residential development,” Barnes said.

Those opposing the project made their stance on the subject very clear, with many of them wearing red t-shirts that read, “Horses Not Houses.”

“Horses need land and land is under threat from development tonight,” Jane Cleveland, Wellington resident and member of the Equestrian Preserve Committee of Wellington, said. “We have other options here. The developers have made promises before and they have not met them so it’s sort of hard to believe them.”

The first few nights of the meeting, area residents were able to give their input on the project. Thursday’s meeting was more focused on ironing out kinks and answering questions before it went to a vote.

The showgrounds application isn’t up for a vote at this time, but it arguably makes all the difference in how village leaders are looking at the project.

Why are we not waiting for them to vet the showgrounds and tell us what conditions seven should be before we vote and say this is a great idea, take the land out, let’s hope it works,” Wellington Vice Mayor Michael Napoleone said.

Residents chimed in saying they don’t trust what the developers are bringing to the table.

“They keep saying the spirit of things and they won’t give us definitions. Where is the money coming from? Who’s going to run the horse show? Well, we intend, we assume. Very loose ends to give up such valuable land,” Kristy Lund, Wellington resident and member of the Equestrian Preserve Committee of Wellington, said.

This was only the first reading. That means it still must go to the state for a recommendation. Then it will go for a second reading and final approval, likely sometime after the holidays in January.

Dozens of Wellington residents are speaking out against a proposed rezoning of part of the Equestrian Preserve in a series of public meetings that continue Wednesday night.

Wellington Lifestyle Partners is proposing rezoning part of the Equestrian Preserve into residential units and other amenities.

"Throughout this process, we have met with anyone who wanted to meet," said Doug McMahon, CEO of Wellington Lifestyle Partners. "We have listened, we have learned, and consequently, we have modified our application plans and approach."

The new proposal, which Wellington Lifestyle Partners leaders say has considered public input over the last year, includes building the residential area in what is now the Equestrian Village and rebuilding those equestrian facilities southwest of their current location.

On Tuesday, several Wellington residents spoke out against the proposal, some wearing shirts that said "Horses Not Homes."

"We give horses access to a place that does not exist on the planet. It’s so unique. Wellington is a brand. That brand is in your hands to protect. I encourage you to please protect the brand that is Wellington," said Mark Gansy of Wellington.

Wellington Lifestyle Partners say their new proposal includes adding an additional 50 acres of equestrian spaces. The group says they won’t start building residential units until the new equestrian facilities are operational, but some in the community are skeptical.

"There are no actual concrete plans. Unless this is done before houses are built, we equestrians don’t have any belief this will actually happen,” said Linda Farrington of Wellington

Four of five council members will have to approve the rezoning plans for them to go into effect.

"Certainly, everyone is entitled to their opinion and have their reasons for feeling strongly for or against the project and ultimately, the council has to consider all of that together with the testimony and look at what’s best for the entire village,” said Jim Barnes, village manager.

A public meeting is set for Wednesday night at 6 p.m. There could be another public meeting on Thursday as well, depending on how long it takes to hear all the speakers.
